What the charge funds
Service charges fund the building OA's upkeep of common areas across both Forte 1 and Forte 2: shared podium pool and gym, twin-tower lobbies and lifts, security and concierge, podium gardens and parking, refuse and pest, building insurance, sinking fund contributions, and the Downtown Dubai master OA fees. They do not include in-unit utilities (DEWA, district cooling), internet, or rental management.

How Forte fits in the Downtown range
Forte's OA charge is set annually by Emaar Community Management and published on the DLD service charge index — that index is the definitive number for any year. As context, Downtown Dubai apartment service charges run from the high teens at less amenity-rich towers to AED 60+ per square foot at the Address-branded buildings and AED 67+ at the Burj Khalifa. Forte, as a recently-handed-over Emaar tower with shared podium amenities and standard residential service, historically sits in the lower-to-middle band of that range.
Address-branded towers run AED 50+ and Burj Khalifa is the outlier near AED 67. Forte has shared podium amenities across two towers but no Address-grade hotel service, which keeps charges in the middle band.
How to confirm the figure for your unit
(1) ask the seller for the latest OA invoice — it states the per-sqft rate and the total for the year, (2) request the figure from Emaar Community Management directly, or (3) look up the building on the Dubai Land Department's service charge index. Charges are typically billed quarterly in advance.
